Signs your house needs rewiring

Old or deteriorating wiring doesn't always announce itself dramatically. Here are the most common signs that a property may need a full or partial rewire.

The age of the wiring

The most reliable indicator is simply how old the wiring is. If your property was built before the 1970s and the electrical installation has never been updated, there is a reasonable chance the wiring is original. Pre-1960s properties often still have rubber-insulated cables, which become brittle and crack as the rubber degrades. Fabric-covered wiring, common in slightly later properties, has similar problems.

If you can see the wiring where it enters the consumer unit and it has rubber or fabric covering rather than modern PVC insulation, that is a clear sign the installation needs attention.

The consumer unit has rewireable fuses

If the consumer unit still contains rewireable fuse wire rather than modern miniature circuit breakers (MCBs), the installation is old. Consumer units of this type often have no RCD protection at all. Whether a full rewire or a consumer unit replacement is the right approach depends on the condition of the wiring itself.

Circuits trip frequently

Frequent tripping without a clear external cause suggests a fault in the wiring — deteriorated insulation, a loose connection, or a problem with a specific circuit. If the same circuit keeps tripping repeatedly, this warrants an investigation.

Burning smell or discolouration at sockets

A burning smell near a socket, switch, or light fitting — or visible discolouration or burn marks on the faceplate — indicates that something is overheating. Do not ignore a burning smell. It is a warning sign of a fault that can cause a fire.

Flickering or dimming lights

Lights that flicker or dim inconsistently — particularly when other appliances are running — suggest loose connections, deteriorating wiring, or an overloaded circuit. In older properties this is often related to the general condition of the installation.

Not enough sockets

A property with very few sockets throughout is usually an indicator that the installation has not been modernised. Relying heavily on extension leads and adaptors is not a substitute for adequate fixed sockets.

An unsatisfactory EICR

An EICR that returns an unsatisfactory result due to deteriorated wiring or widespread C2 observations is the clearest indication that rewiring work is needed. The report identifies the specific faults and their severity.

What to do if you recognise these signs

The right first step is to have the installation inspected. An EICR will tell you the condition of the wiring, what faults are present, and what work is required.
